Between Nizza Monferrato and Canelli

This tranquil 5.6 ha property once belonged to the estates of the Marquis Asinari, owners of the castle in the nearby village in the 18th and 19th centuries. It occupies a beautiful, gently hilly location overlooking the Monferrato wine hills and the Swiss Alps in the distance. The village includes a grocery store, a post office, a bank, a bar, and a good restaurant. Two lively centers of the wine trade, Nizza Monferrato and Canelli, are each only 5 Km away - they offer not only excellent shopping facilities, banks, schools, restaurants and colourful weekly markets, but also very good medical services. There are 4 first-class restaurants within 2 Km of the property. The motorway / freeway / autostrada can be reached in 25 minutes, and the international airports of Milan, Turin and Genoa are 60 to 90 minutes away.


The House

The lane from the village ends at the property, and the farmhouse is at the center of its grounds - the property is therefore very private. A large, sunny courtyard surrounds the south-facing house: built in the 19th century in the classic Piedmontese style, the residential and working areas (hayloft, stables, wine cellars and storage rooms) are all under one roof. Most of the rooms have traditional, vaulted brick ceilings, and nearly all face south. A part of the first floor of the house has been renovated and is in very good habitable condition: the windows are double-glazed, the walls are insulated, and central heating has been installed. The unused part of the building - comprising a former barn, a hayloft, two other rooms, a large and a small storage room, a former wine cellar and a garage - offer plenty of room for expansion.

Accommodation

The Ground Floor. The door from the courtyard opens into a small reception area, from where a staircase leads to the first floor. The ground floor has two large, sunny reception rooms requiring renovation, a large antique barn with a classic-brick vaulted ceiling, and a former wine cellar to the rear of the house. The ground floor space, including the barn, could easily be used to create holiday accommodation. Also on the ground floor, but only accessible from outside, is a large warehouse area that could be used as a stable for horses, plus another, smaller storage space. The large portico beside the house is currently used as a garage.

The First Floor contains a well-renovated living area with 2 double bedrooms, two bathrooms, a large living-dining room with an open fireplace, and a modern kitchen. A glass door leads from the living-dining room onto a large terrace with wonderful views - this is much-used during the warm months of the year. Also on the first floor, and accessible from the living area, the very large hayloft offers further development potential.


The Grounds

The gently-sloping grounds of 5.6 hectares include a large olive grove, with 300 olive trees, that was created about 7 years ago. There are also around 500 apple trees: both the olives and the apples are currently maintained by a neighbour. The remaining grounds include a small hazelnut plantation, as well as meadows that were previously planted with Lucerne - ideal for grazing horses. There is plenty of level land near the house for a swimming pool.

Water, electricity and central heating; telephone / internet are not currently installed, but are easily available.


Sports Facilities

There are a number of golf courses in Southern Piedmont. The nearest, Margara, is located near Felizzano and can be reached by car in 30 minutes. Horse riding is popular in the area, and there is a livery stable nearby. Tennis courts can be found in Canelli and Nizza Monferrato , and the dense network of paved roads in the region is especially attractive to cyclists.

Our personal opinion: a first-class estate in a prime location. Although it is immediately habitable, it has great development potential: for example, a small winery could be re-created.
